Technical profile
Knowing what the renovation will cost before you buy
I am an electrical engineer and I have seen enough building work to tell a cosmetic renovation from a structural intervention. On a purchase, that is worth money: the most expensive mistake in property investment is almost never the purchase price, it is the building cost nobody calculated.
Why it matters
Two flats at the same price can be €30,000 apart
Two properties with the same price, the same size and the same area can end up costing very different amounts. The difference is rarely in the price: it is in what has to be done to them.
A flat with old electrical wiring, rising damp, single-glazed windows and a bathroom with no ventilation is not a cosmetic renovation: it is a project that includes new services throughout. And that can wipe out two years of returns before you even start.
My role is to be the technical eyes you do not have at hand, especially if you are buying from a distance. Before you sign, I want you to know what it will really cost to get that property earning.
Cost guidance
Typical line items in a renovation for rental
The ranges below are indicative and vary widely by city, condition of the property and specification. They are useful for spotting an absurd quote, not for pricing a job without seeing the flat.
| Item | Light renovation | Medium renovation | Full renovation |
|---|---|---|---|
| Painting and skimming | Yes | Yes | Yes |
| Floors | Cleaning or spot replacement | Full replacement | Replacement and levelling |
| Bathroom | Sanitaryware and taps | Complete renovation | New layout |
| Kitchen | Units and worktop | Complete renovation | New, including services |
| Electrical | Consumer unit and switches | Partially new circuit | Complete installation + boletín |
| Plumbing | Taps | Exposed pipe runs | Complete new pipework |
| Windows | No | Depending on condition | Climalit or similar |
| Damp and structure | Localised treatment | Depending on diagnosis | Specific intervention |
| Permits and project | Usually not | Prior notification | May require a project |
The number that matters most is not the quote, it is the overrun. On site, the gap between the signed quote and the final cost almost always depends on the quality of the pre-works planning and of the supervision during execution. That is exactly where a project run from a distance gets out of hand.
What I do for you
Three moments, three services
Before buying: technical valuation
We analyse the property and its documentation to estimate the real cost of getting it to produce income. This includes spotting problems that a sales viewing does not reveal, a line-by-line cost estimate and a clear recommendation: go ahead, negotiate the price or walk away.
Before you commission: reviewing quotes
I compare the quotes you have been given, spot missing items that will later show up as extra costs, assess whether the specification and prices are reasonable and help you negotiate before you sign.
During the works: remote supervision
Checking progress against the quote, reviewing payment certificates before you pay, detecting unauthorised changes and providing technical judgement when the unexpected comes up.
Frequent questions
Questions about renovation
How much does it cost to renovate a flat for rental?
It depends a great deal on the condition, but the usual mistake is not the cost of the visible renovation: it is the services and the unforeseen. Before pricing anything you need to know whether the electrics and plumbing will hold up, because that can multiply the bill.
Which renovations add value and which do not?
Those that improve usability, efficiency and liveability add value: services, windows, ventilation, a functional bathroom and kitchen. Those that are purely the investor's personal taste add little, because the tenant does not pay for them.
Can I manage a project from abroad?
Yes, but you need someone to verify on the ground and the technical judgement to interpret what is seen. Without that, distance translates systematically into extra cost.
Do I need an architect or a project?
It depends on the scope and on local regulations. Many interior renovations are dealt with by prior notification or a declaración responsable (declaration of responsibility), but if the structure or the layout is affected, a project may be required.
Are the listing photos enough?
Photos are there to sell the property, not to inform you. I have never seen a listing with a photo of the consumer unit or of the damp in the basement, and those two details have decided more purchases than you would imagine.
