Who advises you

Samuel del Collado

A Spanish electrical engineer, resident in Germany for years. I have spent more than a decade investing in property, four of them focused on the Spanish market, where I have my own portfolio in several regions. Everything I tell you I have done myself first, and at a distance.

Why I do this

I started investing in property more than ten years ago, long before I ever considered advising anyone. I learned by getting things wrong: deals that went well, others that taught me where the real risks lay, and several in which I discovered that the problem was not the property but not having run the numbers before signing.

Four years ago I focused on Spain. And there the difficulty appeared that is now the centre of my work: handling the entire process while living abroad. Buying without being there, arranging finance as a non-resident, coordinating a renovation from another country, renting out and dealing with a tenant two thousand kilometres away.

At first I solved it through trial and error and by building a network of people I trust. Later I realised that most people who want to do the same thing have neither the time nor the inclination to travel that road alone, and that almost all the content they find is written for those who live in Spain.

That is why. That is what I do here.

My technical background is not decoration

I am an electrical engineer. It may sound like a biographical detail, but in practice it completely changes how I analyse a purchase, and it is probably the part of my profile that is least common in this sector.

When I look at a flat, I see services, structure, damp, electrical panels, ventilation and the real cost of each work item. That allows me to do something that very few people do before buying: assess whether the renovation the property needs adds value or eats into the margin, and to spot problems that a sales viewing does not detect.

How I work

I do not sell properties, I do not take commissions from anyone and I will not say yes to everything.

Three rules I do not negotiate

No commissions
I do not sell properties and I do not take commissions from third parties. I only charge for my advice. If I tell you a deal is good, it is because I believe it, not because I stand to gain from it.
Frankness
I tell you what you do not want to hear when the moment calls for it. If your budget does not stretch to what you want, or if the area you like does not have the numbers you expect, I tell you before you put money on the table.
Explaining the why
My aim is that at the end of a process you understand the decisions well enough to take the next one without me.

What you will not find

Neither promises nor magic formulas

Property is an excellent instrument for building wealth over the medium term, but it demands analysis, patience and tolerance for things taking longer than planned.

You will not find guaranteed returns, or 500-page courses, or shortcuts. Nor am I a tax adviser: where taxes are concerned, my job is to explain the framework, tell you which questions to ask your adviser and help you avoid surprises, but the tax return is signed by a qualified professional.

Getting started

Three steps to begin

  1. A 30-minute call, at no cost

You tell me your situation and your objective. I tell you frankly whether I can add something or whether you would be better off not spending money with me.

  2. I send you a concrete proposal

Scope, deliverables and a fixed price according to what you need: a one-off consultation or full support through the process.

  3. We start working

Sessions by video call at a time that suits you, with written material for every decision so that you always have it to hand.

Next step

Tell me about your case and I will tell you whether I can help

A 30-minute call, free and with no obligation. If your situation does not fit what I do, I will say so just as clearly and point you towards what does.
