Your first investment in Spain, without improvising

If you have never bought to invest, the problem is not a lack of information: it is that there is too much of it and almost all of it is written for people who already know. We start with the basics and in the right order, so that every decision has a reason.

This is for you if…

  • You want to buy your first property to rent out in Spain and you do not know where to start.
  • You live outside the country or are going to buy at a distance and you need to understand what you can delegate.
  • You have heard about 8 % yields and want to know how much truth there is in that for your specific case.
  • You have savings available but are not clear how much you can commit without losing your safety cushion.
  • You do not want anyone to buy on your behalf: you want to understand it well enough to decide yourself.

And it is not for you if…

  • You are looking for someone to guarantee you a return.
  • You want to buy without looking at the numbers.
  • You expect a quick formula to multiply your money within a year.
  • You want someone to buy for you without understanding why.
  • You are not prepared to devote time to the analysis beforehand.

What it includes

The five pieces of the process

It is not a one-off consultation: it is a complete journey from the moment you have an idea to the moment you have a rented property.

Strategy and objective

What you really want: monthly income, long-term appreciation, or both. It completely changes which property makes sense.

Areas and type of asset

Which markets fit your budget and which we rule out for lack of liquidity, oversupply or stretched prices.

The real numbers

Gross and net yield, costs that are forgotten — IBI (local property tax), comunidad, insurance, void periods, management — and month-by-month cash flow.

Financing and purchase

How much a bank will finance, on what terms, what closing costs there are and how the signing is organised if you are not in Spain.

Renovation, rental and management

What to renovate and what not to, how to prepare the property and what process to set up to manage it remotely.

Follow-up sessions

Video calls at a time that suits you, with a written summary of every decision.

How we work

The journey, step by step

  1. Diagnostic session

One hour to understand your starting point: available savings, income, time horizon, risk tolerance and tax situation. This is what determines whether the project is viable or not.

  2. Written investment plan

Objective, maximum purchase budget, candidate areas, exclusion criteria and a numbers model to evaluate any property you see.

  3. Analysis of candidates

When you find something interesting, we run it through the model and through my technical reading. I tell you what worries me, what I would negotiate and how much I would pay.

  4. Support through the purchase

Financing, negotiation, review of the documentation, notary and taxes. I coordinate everything and explain each document before you sign.

  5. Getting the rental up and running

Renovation priorities, a reasonable budget, preparing the property and setting up the management so that it works without you being there.

Frequent questions

Before taking the step

How much money do I need to start?

It depends on the market and the type of property, but the usual mistake is not the purchase price: it is not setting aside a cushion for closing costs, renovation and unforeseen items. In the first session we set a realistic figure for your case, with a margin you should not touch.

Can I buy if I live outside Spain?

Yes. What changes is the logistics: you will need representation, a properly drafted power of attorney and a non-resident mortgage, whose conditions differ from those of a resident.

Are you going to find the property for me?

My role is not that of an estate agent: I analyse, filter and give you the criteria so that you decide. I can review and rule out candidates with you, but I do not take commissions from anyone, and that is precisely what makes my opinion independent.

How long does the whole process take?

From defining the strategy to having the property rented out, the usual timeframe is between six and twelve months. Anyone who promises to close in three weeks is probably selling you something else.

And if I do not find anything that fits?

Then you do not buy, and that is also a good outcome. Avoiding a bad purchase is one of the most valuable services there is: a mistake costs far more than waiting a few months.
